After living in Okotoks for two years, Laura Brodie wasn’t about to leave.
When she relocated from Spruce Grove in 2017, she had acquired a job in Calgary as an industrial purchasing agent but wanted a home in a smaller community; hence the choice to live in Okotoks.
She had a large, single-family home with a walkout basement, but a shift in her personal life caused her to think about moving.
“I wanted to downsize to something more low maintenance,” Brodie says.
Her work commute takes her out along Northridge Drive and twice a day she passes by Arrive at D’Arcy Blvd, by Partners Development Group, in the new D’Arcy community by Anthem United.
Pronounced Dee-Arcy by locals, the neighbourhood is up the hill from Okotoks’ quaint downtown district and close to the escarpment by the D’Arcy Ranch Golf Course.
She followed the progress of the first Arrive building on D’Arcy Boulevard and researched the project online before finally visiting the show home and buying a unit.
There are two, two-storey floor plans — the 1,422-square-foot Sierra and the 1,430-square-foot Mesa. She went with the Sierra, an interior unit with three bedrooms and 2.5 bathrooms, priced from $302,400 plus GST. The Sierra has a verandah and a little yard with a patio and privacy fence, perfect for her Chiweenie named Stella.
The front door is at ground level, with an open living area.
“It’s all kind of one big room. I could totally see entertaining there or watching a football game and hanging out.”
She purchased in time to choose her colours, fixtures and additional upgrades, such as the double-car garage for an additional $25,000. She chose upgraded countertops and a backsplash in the kitchen, a larger fridge, tile instead of vinyl flooring and added practical items like a gas line for the barbecue and a rough-in for air conditioning.
Arrive at D’Arcy has no condo fees and is certified Built Green, one of the hallmarks of Partner’s multi-family developments throughout Alberta.
“It’s your own home, but not as expensive as a detached home. It will have very low environmental impact. Plus, the monthly operating costs are going to be low. Between the design, build and price, it’s pretty much perfect for me,” Brodie says.
Arrive at D’Arcy is a 74-unit project with five or six units per building. The original plan was for two-storey units, but in response to requests for single-level floor plans, Partners concocted a unit creatively called a “rowgalow.”
“It’s new — it’s very new,” says Darcey Robertson, Partners area sales manager.
“These are one-level units with 1,004 square feet in the interior units and 1,019 square feet on the end units. Some will have 16-foot vaulted ceilings and they’ll all come with double-car rear garages that you can fit two SUVs into quite comfortably,” she says, adding that they’ll eventually build a show home.
The one-bedroom rowgalows are priced from $359,900, GST included.
“We’re not sure how many rowgalows we’ll build. It depends on how well they’re received,” Robertson says.
“We’re the only multi-family builder right now in Okotoks. Our price point is fantastic, there are no condo fees and we’re certified Built Green. We have a lot of inclusions in our regular spec that put us over the top — that’s important to the buyer,” she says.
Anthem United has completed the storm water pond in D’Arcy as the community continues to take shape. First possessions at Arrive at D’Arcy are expected this fall.
