Prior to its merger with Anthem Properties, United Communities established a strong bond with the Town of Okotoks with its award-winning community of Drake Landing.
Now, under the banner of Anthem United, a new community called D’Arcy is taking shape in Okotoks.
“It is one of the most anticipated of our communities, based mainly on the location,” says Steve LePan, development manager for Anthem United. “It’s highly visible in Okotoks’ northwest corner, from Northridge Drive and going west to border on the D’Arcy Ranch Golf Course.”
The 280-acre community is multi-generational, opening in Phase 1 with single-family homes from Pacesetter by Sterling Homes and Trico Homes from the $370,000s and paired homes from Morrison Homes, priced from the low $300,000s.
“At build out, it will be home to over 6,000 people of all ages in a variety of home styles that will include entry-level townhomes, attached and detached single-family with and without garage, villa bungalows and estate homes overlooking the golf course,” says LePan.
An amenities plaza will be located at the entrance just off Northridge Dr.
“There will be a gateway mixed-use area with a big name grocery store to be announced soon,” says LePan. “It will be the only one in north Okotoks, with retail shopping, commercial, a High Street, coffee shops, views of the mountains; a really awesome development.”
An added feature is a focus on children’s safety.
“We’re pioneering something for the town of Okotoks called Safe Routes, with clearly identified pathways to get kids to school and back,” says LePan. “It was implemented in the planning stages. There’s going to be signage that’s geared towards kids and it will be properly lit. It’s a town initiative but we’re the first ones to do it so we’re excited about that and on top of that, there’s a joint school site in the middle of D’Arcy, so we’ll have two schools there.”
The bond between the developer and the town goes beyond D’Arcy and Drake Landing, says LePan.
“We’re very involved with Okotoks and building on community is all part of our thing,” he says. “We’re involved with the Okotoks Dawgs this year as a major sponsor, we sponsor Okotoks minor soccer and the Sheep River Health Trust, so we’re involved in the community in a few ways.”
D’Arcy is a neighbourhood centred on lifestyle; a place that would inspire connections and community, says LePan.
“The entire set of demographics is covered in this community,” he says. “For product mix, it’s great because Okotoks generally has only had the double front-drive product for as long as anyone can remember. We’re bringing in duplexes, laned product, street towns, as well as front-drive product, estate homes and villas on the golf course.
“It’s a great mix of product people in Okotoks have been waiting for and there’s value for people coming from Calgary, as well.”
Showhomes are scheduled to open in May.
