In the heritage-steeped town of Okotoks, D’ARCY is a community designed for today’s family with a culture that hails neighbourhoods past. On-site amenities, a neighbouring golf course and dramatic views will make this north Okotoks community all about the lifestyle.
Crafted by Anthem United, D’ARCY is situated on 280 acres on the north side of town, bordering D’Arcy Ranch Golf Course and Northridge Drive, and will be built in seven phases, which will eventually be home to more than 6,000 residents.
“D’ARCY is one of our most highly anticipated communities,” says Steve LePan, sales and marketing director for Anthem United. “The location and stunning views make for a natural amphitheatre overlooking the Sheep River Valley and beyond to the Rocky Mountains, so we’re very excited about launching this distinctive new community.
“The community design is focused on developing connections between the people, the amenities and the great outdoors,” LePan says. “With planned school sites, retail and commercial uses and a golf course just a nine-iron away, D’ARCY is a complete community in every way.”
D’ARCY will provide a product for almost every buyer, from starter homes, villas and townhomes to front-attached garage and estate homes overlooking the golf course. “It’s a comprehensive, multigenerational community that connects residents to each other and their environment,” he adds.
Phase 1 will target affordability by offering single-family homes on a lane with optional rear-detached garage on 30- to 34-ft. lots, and paired homes, also
on a lane with optional rear-detached garage, on 25- to 27-ft. lots.
“There is a pent-up demand for this type of product in Okotoks and these homes will appeal to first-time buyers from Okotoks, 25- to 34-somethings moving up from a rental or condo ownership or those looking to setting down roots with a partner,” LePan says. “We also see these homes appealing to young families moving from Calgary as a lifestyle choice, families moving into town from Foothills MD looking to upgrade to a new home and downsizing couples moving from within Okotoks.”
The paired homes in Phase 1 will be crafted by Morrison Homes, while Pacesetter by Sterling Homes and Trico Homes will be building the laned homes. Two showhomes from each builder are expected to open in spring 2018.
Along with having the golf course on the doorstep, D’ARCY will be home to parks, pathways, playgrounds and greenspace. And, Anthem United has joined with the town of Okotoks in pioneering a new SafeRoutes initiative, which essentially provides safe pathways for children to walk to school.
“The SafeRoutes will have signage geared for youngsters along well-lit paths with enhanced crosswalks where required,” LePan explains. “We’re really trying to provide a safe place where children can roam and parents can rest easy as their kids walk to school.”
Residents will also enjoy being able to walk to D’ARCY’s Gateway District, which will offer a mix of uses, retail and high street, and include a grocery store, coffee shop, restaurants, cafes and a variety of services.
Of course, residents are only a few minutes’ drive from shops, services, eateries, boutiques, groceries and recreational amenities already established in Okotoks. As an added benefit, D’ARCY is the closest community in Okotoks to Calgary, so residents have just a 15-minute commute.
