The time seems right, and all the signs are pointing to a resurgence in Calgary’s housing market. Anthem United is in a terrific position for this impending upswing, as they get ready to launch the city’s newest community — Belmont.
This 280-acre community located in the city’s deep south is touted as a place where it all begins. “No matter what your new beginning is, Belmont is a place where your present takes hold and your future begins,” says Anthem United Director of sales and marketing Steve LePan.
“It’s a place where proximity to the amenities of south Calgary and an abundance of park and recreation areas mean your new home extends well beyond your front door.”
It is located southeast of Silverado, bordered to the north by 194th Avenue, to the south by 210th Avenue, and to the west by Sheriff King Street. Access will be through 210th Avenue west from Macleod Trail, or Sheriff King Street south from Stoney Trail.
Anthem United has already assembled a powerhouse team for their builder group with Jayman BUILT, Morrison Homes offering laned single-family homes, while Cedarglen Homes, Homes by Avi, Shane Homes and Trico Homes are building two-car front attached garage move-up homes. Single-car front attached garage homes will also be offered.
Show home construction is starting this fall and will be ready for a grand opening by spring 2018.
The news for Belmont comes even as Calgary seems to be recovering from a prolonged economic slump. Calgary’s business community these days are more optimistic than they have been in the last several years, as a recent semi-annual survey conducted by the Calgary Chamber and Calgary Economic Development revealed that 61 per cent of those asked say their company would perform “better” in the year ahead, while 13 per cent expect the future to be “a lot better.”
Belmont seems extraordinarily poised to take advantage of this improvement in confidence. This comes even as Calgary’s housing starts show 6,671 units that began construction from January to July this year, compared to the 4,951 units from the same period in 2106. It is cause for optimism.
Belmont’s opening phase is planned for 170 single-family lots, 54 street towns, and four multi-family sites.
While prices on homes of all kinds in Belmont are still to be determined, affordability is a focus, says LePan.
“We’re looking at first-time buyers and young families … we want to make it attainable for them to get into the market,” he says.
Accessibility will also be key and Belmont will be within 500 metres of a future LRT station. “We will also have a City of Calgary recreation centre right in the community,” LePan says. Also a comprehensively planned and accessible playground for children of all ages will come in Phase 1.
Another thing that makes Belmont a place for new beginnings is that it will be the first community to be launched under the Anthem United name, following United Communities purchase by Anthem Properties in 2014.
Renowned land developer United Communities had developed upwards of 60 communities and sold more than 20,000 lots in Alberta for more than 80 years. They were behind such master-planned communities as Sage Hill, Nolan Hill, and Drake Landing.
LePan says the aim was to reflect the “coming together of two companies.”
“It was a natural fit to go with Anthem United,” he adds. “Respecting both companies’ pasts.”
Anthem is a real estate development, management and investment company based in Vancouver.
In the Calgary area, Anthem United has three communities coming. Belmont, D’Arcy in Okotoks — which has already broken ground in the spring — and Chelsea in Chestermere, which will follow soon.
